Eviction Cleanout Rockford

Rockford Service Area

Updated

Rockford is the largest rental market in the county, and the largest source of eviction cleanouts. A cleared-out unit near Spring Creek is a different job from a pre-war conversion downtown, but the pattern is the same: a property manager or landlord needs the unit empty and ready to re-list fast.

This page covers the Rockford neighborhoods and complexes we take jobs in. For pricing and the full service menu, see eviction cleanout in Rockford, IL, typically $99 to $650.

Housing in Rockford

What We're Usually Clearing Out

The widest range of housing stock in the area, from pre-war conversions downtown to large apartment complexes and platted post-war subdivisions. Larger complexes mean recurring turnover volume for whichever crew handles it.

Winnebago County

Rockford's Eviction Process, Past the Court Date

A Rockford eviction case goes through the 17th Judicial Circuit (Winnebago and Boone counties), with the courthouse in Rockford. The order itself is executed by the Winnebago County Sheriff's Office, Civil Process Section.

The part most Rockford landlords are unprepared for: the sheriff will not move anything. The landlord has to supply the movers. The sheriff's office states 5 to 8 able-bodied movers for a house and 4 to 6 for an apartment, and expects everything of value to be out inside the booked time slot.

Time is bought in blocks, posted as $400 for 4 hours, $200 for 2 hours, $100 for 1 hour, and $50 for a lock change only. Mileage is added outside Rockford. Possessions go to the nearest public access, which in practice means the curb. The full crew requirement, fee schedule, and the rest of the county's rules are on the Illinois eviction timeline page.

Show up without a crew and the deputy still leaves once possession is turned over. The slot you paid for is gone either way.

Procedure only, not legal advice. Verified September 22, 2026 against the Winnebago County Sheriff.

Rockford also runs its own Rental / Short-Term Rental Registry under the city's Residential Quality Support Ordinance: every residential rental property has to be registered with the city, free of charge, with the owner, manager, and unit count on file. A property can be cited as a chronic nuisance after three arrests or citations in a 120-day period, with fines from $50 to $750 per day for noncompliance. It is a separate process from the court eviction itself, but it is one more reason a landlord here wants the unit turned over fast and clean rather than sitting half-full. 60.3% of housing units in Rockford were built before 1970, against 48.5% for Winnebago County as a whole. Older rental stock tends to mean more of what a cleanout crew has to deal with: heavier furniture left behind, narrower stairwells, and units that have been re-let many times.

16.6% of units here sit in buildings of 5 or more units, the apartment and complex stock that produces the most repeat turnover business for whichever cleanout crew handles it.
